I believe T1 and R3 are not counted as territory under Japanese rules (since the surrounding stones are in seki for sharing a dame point at Q1), however, I'm not sure about S5.

Well, a komi of 7 would mean you get 70% equity (40% win + 60% draw), so that's not fair. A komi of 8 would mean you get 40% equity (40% win + 60% loss). So that's not fair either. With a non-integer komi, in principle, one side should be able to force a win (provided that we are talking about a ruleset that avoids "no results").

I think the observations from AI win rates suggests that the correct komi under area scoring should be 7. If that's the case, then with stronger AI ...

So, I guess what you are saying is that a position can be both anti-seki and cause both players to lose, if it also creates an effective move that will affect the outcome.

I was under the mistaken impression that anti-seki vs both players lose were ...

In the J89 rules, there's a curious position mentioned in the commentary:

Under Japanese rules, its still possible for a bent four in the corner to not die. See the example on this page:
